@Kayla V. Flipping it to sell! The market here is interesting because there are a ton of blighted properties right next to the college and hospital that you can get for next to nothing. And the hospital was just acquired by KU Med which is about to bring a ton of jobs and more students in a short amount of time. My over all investment right now is $30K but the ARV is $62,000. Once is sold I plan on buying 2 properties to replace it.

I closed on my first property one month ago today, just 7 days before my 22nd birthday, and started listening to the bigger pockets podcast today! I was able to get a construction loan from a local bank in the Kansas Capital on my own. I got an amazing deal and can’t wait to see the house evolve and be completed in the next month. (Construction is all being done by myself and my father, who has taught me all that I know) My dad have been a construction painter my entire life working for a hourly wage and is now my business partner! While I funded the project, he has been working on it day and night with me speed up the construction immensely as I work full-time to support the loan.
