Post: Deal Structure-Land Development w/Current Income rentals on Land

Greetings,

I have a 65 acre property. divided into 4 parcels. (3)10acre each with a current income producing rental on them.(double wide trailors)

(1) 35 acre parcel with a main house 4500 sq ft 4bd/3½bth with a detached 3 car garage apartment.

Located within Lake county Florida (central Florida) minutes away from the turnpike and major state and county roads making commute into Oralndo Fl 15 to 20 min. Shopping and amenities mins away. Beautiful pristine natural Florida springs (Rock springs, seminole springs and more). The land is undeveloped and currently zoned Ag, with ability for rezoning.

Property line is adjacent to a million dollar + SFH residential community, with residential development(s) in the mid 400k to 600k within surrounding areas.

There's 2 problems seller needs sloved.(700k total)

1. Pay off existing mortgage to avoid legal action from Ex.

2. Monies to aide In relocation and starting anew.

I have 2 exist strategies I believe will serve best to solve these problems and make for a very good ROI

One of those strategies is "SUBORDINATION" via seller financing where the seller is willing to take back a note in the 2nd position with a down payment allowing for immediate solution to their immediate problem. Private funding in the 1st position at an agreed rate allowing to purchase the property(agreed down payment to the seller) and improve the property, supplying the demand within the central Florida market for SFH land development. We will make the land ready for development allowing recognization of its true value and potential. This is real opportunity in the land and its amazing location.

I am looking for:

Insightful knowledge about "SUBORDINATION" deal structure.(Because there's those of you who know alot more than I. wisdom and insight is always welcome in my world).

and

Interested private investors and/or a LP.

Greetings, I am Shannon DuPree and I am located in the Michigan surrounding Detriot area. The housing market here is on the rebound! With great ROI opportunity properties. The area is still at a market place where properties can be purchased for under 10% after repair value (ARV) its a good time to invest within this area. I have a constant flow of properties of coming under contract the range from single family homes to duplexes. We specailize in bringing properties at least 20% in returns on investment at after repair cost value. So in short, after all cost of investing in a property your return potential is AT LEAST 20% with lots of deals seeing 40% and higher returns thats just on fix and flip properties. The rental market has even greater potential for those who want to fix and hold. I would be interested in speakung with you more concerning the high upside to the housing market I am currently within. I beleive there may maybe serious potential for you and your strategy in this area. We assist in the whole process of real estate deals from entrance to exit if needed.

Greetings, I am new to the exciting, involved yet rewarding market of real estate investing. I have several properties I am currently evaluating to be placed under contract. Single family homes, duplex, and homes within the Albion college area. I seek a win win for all players involved my sellers, and the  investors. I would highly appreciate feed back from investors on the matter of, "What % of return on your investment are you looking for that will get you active?" Any and all helpful feedback is welcome.

I have my first few wholesale offers underway in the surrounding DETROIT area. I am now focusing on getting my deals out in front of as many quality investors as possible. I want to create "one sheet" investment deal summaries with pictures, specs, repair(s), ROI, and other vaulable information. Can the community please share with me what are some platforms, and software that will allow me to accompmish this? Your useful input is appreciated.
