@Jason H. Hi Jason! Actually, I ended up going the midwest route..KC and Indy...I was actually trying to get into the Austin market, but I know that's pretty much a done deal unless I get EXTREMELY lucky. Round Rock seems to be a pretty good suburb in and of itself and close enough to Austin to probably be a good investment. I just decided to go a different route, basically, I got two properties for what I would pay for one...

Anyway, I haven't closed the door on Round Rock or other places around Austin...Good luck Jason! Let me know how it all works out for you!

Thanks guys! @Robert Omoto@Jeremy VanDelinder and @David Ferrette have you had any trouble with vacancy in that area? I understand there are a lot of variables but I'm really just trying to get a general sense of the area, the type of renters, and what kind of neighborhood it is, etc. I do know the sellers, so of course have talked with them, but I wanted to also get a more objective and investor oriented perspective. Hi Everyone!

We are looking at a property in Round Rock, Tx and am trying to get a really accurate monthly rental number. It's a 3b/2 full bath, new interior and exterior paint, large master bedroom w two closets, large breakfast bar in the kitchen, fully jetted massage walk in bath, on the corner of a quiet cul-de-sac, in a pretty good school district. rentometer has it's median at $1219 and zillow has it at more like $1450, which makes a difference in the numbers. I'm just wondering if anyone has rental property there willing to weigh in on how much I could expect to rent a property like this out for. Also, if anyone has any general comments or insights about the area in general would be much appreciated! Zillow has it listed as a pretty hot market but the home was built in 2002 so it makes me wonder if it's a new pop up neighborhood? The fact that it's in a good school district seems to be a positive in terms of being able to keep it rented..again, would love to hear from anybody who has experience in that area.

Hey All!

My husband and I are considering a turnkey property in Kansas City. The numbers seem pretty decent and we've carefully considered the pros and cons of buying a "turnkey" property in this market. However, being from Los Angeles, I wonder if anyone has had any major issues regarding the weather out there, specifically the tornados? I wonder if worrying about that is kind of like worrying about "the big one" out here, or if it's really something that we need to consider when buying property here. Anyway, hoping someone might be able to give me a little insight into the reality of the tornado threat…or even the harsh winter conditions...

Thanks for the input @Anthony Gayden Sounds like you got a pretty good deal. I've heard that U of A is expanding, which obviously means more jobs and more students, though I'm sure students aren't necessarily considered the most ideal tenants…maybe grad students…do you or anyone have any experience with the areas surrounding the college?

Hey All!

We're thinking about investing in Tucson, wondered if anyone knows about appreciation in this market? @Anthony Gayden are you mainly interested in cash flow or does your strategy include appreciation on the properties you have? (especially given they are in a C class area) 

Originally, we thought a small multi family would be most ideal but after reading some of these posts it seems like SFR may be a better option as we are looking for B+ A- type tenants. Maybe multiple SFR? Would love to hear anyone's thoughts...
