Robbie, to find new customers. You would have to figure out who would need your services and reach out to them.

Banks

Companies that have a relocation program

REO Agents

Property Management companies

Just to name a few.

Nick, here's a different strategy that you could do:

Call him back and ask him to do a phone recorded phone interview with you. Nothing extensive... basically just recreate the initial conversation that you had with him.

This will give you leverage in your area with the verification that you aren't a scam artist and use the PD as positioning, which you could then turn into a press release, or mention to every prospect you talk to.

This will separate you from the other "guys".

@Jeff

Here is what you can do. Go to your local Target or Walmart and get a bright color poster board and a industrial size sharpie.

Write a message on the poster board in "ugly" handwriting. "Must Sell TODAY, call xxx-xxx-xxxx" or a similar message.

Go to one(or all) of your listings and take the realtor sign down and put the ugly sign up.

Be prepared for your phone to ring off of the hook. I'm not a realtor, but I spoke to one a few days ago that uses ugly signs to sell his listings.
