Christian Sifuentes as a native I'd recommend staying away from downtown unless it's Shipoke, but only flipping/wholesaling because it's a flood zone and you don't want to buy and hold that. Uptown, Linglestown, and Rutherford are good places to invest. Safe neighborhoods and good school districts make them desirable. Hershey is a gem as well as properties across the river in Camp Hill and New Cumberland.

I had a negative experience myself. A "coach" called me telling me that with a program I bought for $97 I have access to a personal coach. I got an email telling me it was included and there was no sales pitch. Pretty sweet right? Not really. The guy was kind of a jerk and gave me a small piece of advice which I already heard from an experienced wholesaler. He also told me I shouldn't wholesale and why I need to buy and hold. Then he told me if I want to continue working with him I need to cough up $5k for a mentorship program that will walk me through the business and that will make me successful. I told him I wanted a few deals under my belt so I knew REI was for me and something I can do part time. He said to me, "I thought you were committed to REI?" He made me feel stupid and was a total jerk. I was also upset that it was a trick to get me to spend a boatload of money when all the communication said it wasn't. I'd never buy anything from him after that, I don't care how good it is.

Abdul, check out padeals.com. They have wholesale properties for sale and their sister company is a property management firm called Harrisburg Property Management. Harrisburg/Hershey is a great area for buy and hold. Large luxury apartment complexes have been built over the years around the area meaning the rental business is increasing. There are quality public schools in the area and many local attractions. Plus it's not too far from NJ! If you need some market info please feel free to message me.

Welcome fellow Pennsylvanian! I haven't cut a deal yet but I'm learning and digesting all I can. It's great you've inherited land. I would recommend reading the RETipster blog. The owner was a guest on BP and he specializes in raw land. I'm sure you can learn a thing or 2 from him. It might be advantageous to develop a mobile home park in the land and either sell to investor or use for cash flow. BP has a forum for raw land I believe as well as mobile home park investing. I just started but I'm getting leads through myreipro.com which is a CRM from leads to deals. They have about 50 different postcards that the creators have developed as a result of their marketing efforts. I'm also told that returns may not be seen until the 6th or 7th mailing. I like the software and you can order postcards for relatively cheap through them and during the 1 month trial you can get 10% off too.

Get connected with some local investors and find a private lender if it all possible. But tbh a $100 cash flow in my opinion isn't enough to justify all the paperwork and aggravation unless you're going more for the appreciation factor. Just my 2 cents, I haven't done a deal yet but I'm learning to think like an investor. Good luck!

I found the Specialty Home on pg 129 (225-501.20). Thanks for the input Sara, that could be a hazardous investment if you don't know the rules. This is for myself and anyone else interested in investing near Hershey PA. I would also recommend Hummelstown/South Hanover Twp for less restrictions but still close by.

Can you lease option it for $80k with nothing down and then lease option sell as a fixer upper with a higher margin? Or put the $10k in yourself then lease option above fair market to turn a profit?
