Hello Bigger Pockets Fam! Looking to prep a property for rental in the Greensboro, NC market. Any recommendations on painters for 1600 sq foot townhome. Also what finish and color is best for ware and tear?

Thank you for the encouragement!! I definitely am ready to scare away those not willing to hold to the verbiage needed to uphold the timelines lined out.

I am still learning how to properly vet contractors and manage renovation projects. I have twice now been oversold expectations and even craftsmanship of the subcontractors. The GC honestly had me talking to his administrative staff and subcontractors throughout the project as opposed to him keeping me updated on the status of work. It was recommended by more seasoned investors that maybe I consider a project manager to guide me in my next project. Thoughts? Average price? Just looking to have someone help me hold the renovation team to higher standards and timelines with my long distance investing.

Hello! I've gotten mixed feedback on whether I should get an LLC. I have 2 inherited properties I am preparing to rent. I have completed minor renovations on both. Is the LLC beneficial for better write offs?
