When looking in towns/neighborhoods, what is the most important criteria to look at to determine if it is desirable? Schools, Crime, Industry?

Suppose you think you have found a good property (SFH) but the town doesn't check one of the boxes above...would you proceed?

1) Can you get a lower interest rate by getting mortgage as an individual vs LLC?

2) What is the best way to transfer the individual mortgage to your LLC post-close?
