@Theresa Harris they have been in the house for 2 months. It is not gas heat. We have a heat pump that runs off of the electric when switched over to emergency heat. They could have run the heat without the emergency, but could have done damage to the HVAC unit.

I have a utility bill question. My tenants are required to pay their electric bills. However, my HVAC unit needed a part so the tenants ran on emergency heat for 12 days. This has the unit run off the main power source. As a result, the electric bill was $100 higher than usual. Should I pay for the $100? My gut says yes, but I don’t want them coming to me every time they have a high bill.

I'm looking at using a HELOC to help fund my next rental property. I currently have two single family rentals that each have equity in them. Does it make sense to use a HELOC to help fund another rental property? What are the pro's and con's of using this strategy?

@Steven Kleppin, I can understand the struggles of investing up there. Before moving to Richmond, the D.C area was on my radar to move. I'm certainly open to grow my network! That seems to be working great so far after only 3 days on BP. Let's talk about some different opportunities.

@Krista Dodson Thanks for the advice! I actually looked into the Richmond REIA. Would you recommend the deal makers membership or just the basic? Looks like their is a lot of value in the deal makers membership. Just curious if you or anyone you may know has taken advantage?

Hi All, 

I just signed up for bigger pockets today. I've been building up capital over the past year and want to start investing in multifamily homes around Richmond, VA. I'm probably 8-10 months away from actually having enough capital, but I want to hear some suggestions if there are any. Any areas that are better than others?
