Hey Levi, my family has owned and operated a four bay coin operated car wash for 35+ years now. I do know there are a few car wash forums online, though I'm guilty of not using them as a resource yet. I would check on there if you haven't. I know this post is from two month ago, so if you went through with the deal I hope its been a good experience so far!

Thank you Erin. I haven't heard of BOMA drawings yet, and I will look into that. I can completely understand both sides of the coin with having a property manager vs. self management. The type of building and tenants are really low maintanace at this location which is super nice. One thing I have noticed looking at comps in the area is that they are all NNN leases. I'm not sure NNN would be best for this property but possibly a double net lease could be tailored to work best. But from my understanding that would only work if I had each of the 5 units/tenants all on the same type of lease.

As for CPA, I can recommend my CPA who's local to me and has a good knowledge base on the tax laws (I'm not 100% confident about his knowledge on CA law).  I appreciate the encouragement Tanh! I have made some progress already networking with local CPA's. I will reach out again if we do not go with anyone out here. But I'm pretty confident I have some good leads already. 

Yea the more I dive into all of this the more I would like to go to a few meetups in the area just to keep the learning process going.  

Any chance there will be another meet up in the area like this sometime soon? New to BP and would have loved to attend this. 

Hello everyone, 

And okay so maybe the subject is kinda click bait but still a true statement. 

Long story short is my family owns a couple commercial properties in Concord California, and by family I mean my 85 year old grandmother. She's very young for 85 and has managed all of this on her own up to a few years ago when she asked me to help. Since then I have noticed her rents are quite a bit lower then the comps in the area and her current accountant isn't very experienced in helping with real estate investors. We have recently dove into some of the details, (leases, insurance, taxes, etc) and have found a few things we could really use advice on. She had a couple of bad experiences with property managers in the past so that option is a bit off the table for her. 

Wondering if anyone had any recommendations for a property management company in this area who might do consulting? And we would also benefit tremendously finding a good CPA who is experienced in real estate.
