@Mike D'Arrigo thanks Mike and I'm assuming you are referring to a conventional loan? I will give my credit union a shot first and then possibly target smaller local banks

@Tiffany S. well I have a mortgage already so I'm pretty sure that will count against it..but I'm looking to do section 8 housing so I guess for my first investment I would rather just deal with a turnkey unless there is a deal to good to pass on..should I give my credit union a shot?

Hello BP!..I am currently in the process of obtaining my first buy and hold property..my only dilemma is which route to go in order to finance the property..to give you guys an insight on my scenario I have good credit (740+)..access to down payment money (10,000-15,000)..no prior investment history..Im not sure if I can do a conventional loan because my debt to income ratio may be too high and from my understanding (correct me if I'm wrong) Hardmoney lenders are typically better used with flips and rehab properties..can anybody help me understand my options to financing my first buy and hold property😩..thanks, Shane

I am looking to donate my time to be an intern and learn from an experienced real estate investor in Atlanta. I just recently purchased a home for myself 6 months ago and am ready to invest in rental properties preferably a duplex style home first..I will allow my work ethic and passion to speak for how serious I take this..I just need an opportunity to learn

@TylerHerman I don't have a specific question just trying to receive some professional feedback on my rough copy of a plan..I believe with a conventional loan you need at least 5% to put down and as far as repairs I wouldn't have enough cash to really make an impact on a fixer upper

thanks for the reply @ryancoleman I am planning to have roughly around 5k to either deposit and or put away for future expenses my budget for the house with renovation expenses will be between 100k-130k depending on how much I'm approved for with this budget I would still be able to manage the mortgage by myself in case of any vacancy rate. unfortunately from what I was told with the 203k loan I would not be able to receive any down payment assistance which is why I am juggling between a standard FHA and receive assistance or 203k and receive renovation $$
