Many have spoken the truth as if it's justification. They ban pit bulls because they don't like the types of people who own them. I.e. black men.

Sounds like a back door way to discriminate against that particular group by using their choice in dog that isn't a protected class...

I chat argue if you're factoring choice of lifestyle and location, but if we are talking straight investing, they could find a place to live cheaper than the 1200. Let's call it 8. Investing the 400 extra in an s and p average mutual fund will likely net 8ish percent. After 30 years that's 600k. That's a completely passive investment. When you factor in the cost and time invested in that property, I doubt you will see that return. The goal is to buy at wholesale price, realize immediate gains and cash flow.

You started by asking what the yardstick is, you ended by pointing out that it's overpriced by the yardstick used for investment properties...

The money is made on the buy not on the sale, is the best argument against what you're saying. You're suggesting it's a good idea to try to come the real estate market for gains instead of buying at a good price for the current market. Unless they're flipping the property, I'm not sure why anyone cares about appreciation.

May be we aren't communicating well, you're talking about house hacking vs. Rent, but are they cashflowing? If they are great. Or atleast breaking even?

The prices I'm seeing won't allow cash flow, and that seems to be what was posted in this thread. It's not really house hacking, if they're paying out of pocket.

I ran the numbers on a quad today asking price was 300k. I was blown away when the numbers came in. I through them in the calculator for entertainments sake. Without accounting for all expenses it cashflowed -780.

I changed the purchase price to 170k. Cash flow negative 50.

20 percent down on these numbers.

Post: Get the LLC first? Or look for a seller first?
