Need some advice. Recently bought a multi mid-September and just before purchase the landlord filled one of the units with a "bad tenant", it's now the end of November and this tenant has yet to pay so they are behind two months about to be 3. I made the mistake of falling for excuses the last two months as it was a new building/tenant. But enough is enough and now I'm looking at eviction options. The previous lease had a no pet policy that required giving the tenant a 30 days notice, said tenant currently has a cat that I was made aware of recently. In addition to that, I already provided the tenant with a 10-day notice due to non-payment and mentioned the covid rental assistance link. But this tenant has shown zero initiative in the process.
Trying to figure out the path to get the tenant out the soonest legally. What is the current eviction "policy" w/covid? Should I evict based on non-payment vs illegal pet? or both? I have the feeling this tenant will not leave unless court ordered. And any referrals for an attorney in the city would be great.
