Post: Negotiating first home purchase

Hello BP community,

I am currently in escrow on my first home purchase and wanted some opinions before making my counter offer. It was listed for $419 and I initially offered $450k for this house with some contingencies in place including inspection and appraisal. After inspection we found there is about 20k worth of repairs needed. Sent a counter offer for $432 which the seller said they wanted to wait for the appraisal before accepting which I was told is odd. Appraisal came in at $431 and I was told the seller is not wanting to sell it under $430. Some of the issues I want to get done asap like the asbestos removal. Thinking about offering $425 with a credit of $13k or so (which is the amount the asbestos removal was quoted at). I want to make a fair offer for both of us without offending the seller or buying a issue for myself, any thoughts appreciated.

@Allen Maris There aren't too many I have seen but was surprised to see a triplex in Lompoc recently which sparked that idea. I didn't think about building an ADU, thanks for the advice! I don't really need something until May 2021 and have been fortunate to have found a place until then that is extremely cheap so trying to get a jump start on planning for the future.

@Charles Cooper sorry to hear about the school issue which is something I have thought about but think I could probably get some friends to move in if I were able to find something. If you would like I can ask around and keep my ears out for anyone I know looking to move out of their current situation if that would benefit you as well? Any help finding something like that though would be much appreciated.

Again I really appreciate all the feedback from everyone on here. As a newbie I naturally have a lot of questions as I further my real estate education. I am not usually one to post on forums or ask for help with things but doing so has been very helpful.

@Allen Maris great point, I was leaning towards seeing if I could find something ideally in Goleta but open to Ventura/Oxnard or Lompoc area to house hack. I know it will be slim pickings to find something at a reasonable price around here. Was hoping to either try to find a duplex/triplex or a single family that I could fix up and/or convert to more bedrooms. Figured I would look into that before deciding to go out of state. 

Looking for recommendations on an agent (preferably an investor as well) in the Santa Barbara County area. Any help appreciated, have a good Monday everyone!

Yeah I pounced on the opportunity once presented, figured I wouldn’t get one like this again here. My goal is to accumulate as much cash flow as possible right now and use that to gain more properties eventually. After some research I think out of state is the way to go. Now just have to decide on the market. Thinking somewhere in the Southeast? Will just have to figure out what to do for the 4 months I have to vacate. Appreciate the feedback! :-)
