Hello all,

So I've got the other side of my duplex listed and I'm starting to get inquiries from people looking to rent it.  Mostly unqualified, unfortunately.  Either asking for section 8 or telling me they're looking for a job and on disability, etc...   Then the other day I received a call from the owner of a nearby granite and stone business stating he's looking for housing for 2 employees he's bringing in from out of state.  Initial thoughts for me is jackpot!  Tenants and an established business will be paying me the rent. So far things are checking out.  It's  a legit business A rating on BBB website.  

Anything I should look out for or be concerned with?  I will require his employees to still pass a background check.

Thanks for the info.  I thought I was over thinking this one, but this being my first ever lease I didn't want to overlook anything.

Hello all,

I just closed on a duplex on Friday which has a detached garage.  I'm looking to get the garage rented out to a tenant for the winter months.  My question is, is there a certain way I need to list the address on the lease that specifies it's only for the garage, and not the side of the duplex I'll be living in? 

I plan on using the Garage/Storage lease from ezlandlordforms.  Has anyone used this before for leasing out just the garage of a property?  If so, did you list the address as something like "Unit Garage" or similar? 

The addresses of the units are separate currently and have their own house numbers if that helps or matters.

Adam Ben I will have my mortgage covered plus $100 to $150 per month with what I think I can rent my other unit for. Additionally, I'm trying to get $125 a month for 4-5 months over the winter from my garage. So this won't generate a ton of of cash flow every month but for the time I live on the other half my living expenses will be only bills and utilities. So that will free up quite a bit of cash to where I can replenish savings to the point where I have a comfortable amount of emergency money so I can move on to my next acquisition. When I move out and rent both sides I should be able to have about $750 + monthly after he mortgage is paid for. The process to find the property was fairly easy. I used a real estate agent who's a friend of my girlfriend's family. Had her set up alerts for multi family units being sold in the school districts I selected under a certain asking price. Then the normal buying process went from there.

Hello all,

I'm currently in the process of purchasing my first duplex and will be closing in just a few weeks.  Current plan is to live on the one side and rent the other side to get things rolling to where I can purchase a second property. 

I'm really looking forward to this challenge and hope to become self sufficient at some point, because at the age of 32, I've had my share of the corporate world and want to start living on my own terms.  

My first goal is to get my detached garage rented out over the winter since my motorcycles will be stored elsewhere for this winter.  Does anyone have any tips or info on renting out a garage?  Would a lease agreement for housing be able to be modified to cover this type of rental?  Does anyone know of any insurance requirements for this?

Any info would greatly appreciated!
