I am a real estate broker and have been in real estate for 19 years. I finally got into the real estate investing side in the last 12 months and am looking to get into both BRRRRs and Flipping and grow that side of my business as fast I can. I can listen to pod cast all day, I can watch videos, and read post but I still want a live person to sit down with (in person, over the phone, in front of a computer, etc...) to be able to discuss each aspect so that I can fully understand it. I can type the information into the Flip and BRRRR calculators and still do not fully understand what I am looking at. I am hoping to meet someone that can explain some of this one on one so that I do not feel like I am missing something along the way that throws my numbers off. My real estate knowledge is good, my full understanding on various creative financing strategies is not. Is there a better forum or mastermind to get in that would direct me to someone. It won't take me long once I know what I am doing. Thanks.

Other fix & flip investment in Poquonock.

Purchase price: $8,000
Cash invested: $8,000
Sale price: $16,000

Buying and flipping lots. This was two lots together.

What made you interested in investing in this type of deal?

As a local agent I was seeing a demand for good lots and felt the lots in this subdivision were under valued.

How did you find this deal and how did you negotiate it?

Writing ad mailing out letters directly to specific property owners.

How did you finance this deal?

Used my own cash.

How did you add value to the deal?

Marketed it.

What was the outcome?

Doubled my money in a month.
