I see. I have tenants in a SFR that haven't paid since April because of COVID. And now i have to pay them additional money to move. It's frustrating and disappointing this firm helps people away with things like this.

I own a 9-unit apartment in Los Angeles. The water pipes servicing the building are old and need to be replaced. The plumber told me this would take 48hours or so, and he would need to shut off the water for that entire duration.
I will provide port-a-potties and distribute 5-gallon water jugs to all the tenants to use for teeth brushing, washing, etc. I will also provide rent abatement for 4 days (just to try and keep tenants happy, even though we will only shut off water for 2). Is this sufficient?
What are my obligations as a landlord? I tried looking up specifics in the CA Landlords Law book, but there were no specifics. Not sure if I need to put tenants up in hotels during this maintenance period.

Hello,
I have a rodent problem in one of my SFR. The tenants are a group of 4 men (age ranges from 20s to 70s). They've got two dogs and generally are NOT the the tidiest people.
They had a mice problem last year, and by the time we discovered it, the mice had chewed through several base boards and two dishwashers. I thought everything was fine (the exterminator closed all the small openings the mice can enter through, and we spoke w/ the tenants about closing screen doors, putting dog food away, etc.)
3 months ago, they tell me they have another mice problem, so I call the exterminator out again. The exterminator says that all the entryways are sealed, and the mice are entering either through open screen doors, and possibly through the sewers/toilets. At this point I tell the tenants that the mice are coming in due to their negligence and I will split the cost of exterminator. We’ve had 4months of exterminator service and are still catching 1-2mice every few weeks.
Not sure what I should do at this point. Aside from the mice issue, the tenants are good. They pay on time and are low maintenance. But I don’t want mice to destroy the house, and it the exterminator says I will continue to have mice so long as thees tenants live there. Any advice? The exterminator refuses to use poisons bc the tenants have small dogs, so he has been setting traps.
They're month to month now, so I can just simply not renew lease and find new tenants. But I hate having to do turnovers. What do you guys think?

My family and I invest almost entirely in the AV. We know the area well, having lived here for 20+ years. Most of our properties are filled with great tenants- they rarely call, pay on time and keep a clean house. I have 2-3 that are chronically late in paying rent, but one is a Section 8 and the other two are people I should never have let rent based on income. I mostly look at properties in west Palmdale, although we do own some in east Palmdale. I would recommend staying away from east Lancaster. You can get high quality tenants here- engineers working in aerospace, military families, nurses, school teachers. Just screen and drive around the neighborhood and ask people who live in the neighborhood you're looking to invest in. Good luck!
