Hi Shalini! Congrats on your first post. I am curious how you have landed on Toledo, Ohio as a market. It has been great for my husband and I and many of our clients. What kind of returns are you hoping for in our market?

Hi Jackelyn! Thanks so much. I landed on Toledo because it offered the most investing options at a low entry point: rentals, BRRRRs, and small multi-families. I'm glad to hear the market has been great. I'm hoping to for CoC returns of at least 10%. What has been your experience in the market as a property manager?

Hi Shalini, there are many Californians finding success in the Reno, NV Tahoe Area. As a CA transplant myself the area has a lot to offer. It's a short flight, landlord friendly, no income, tax and low property taxes. There are solid deals that I've found in the multi-family and single family. While not as cheap as OH it's affordable compared to CA standards.

Hi Bradley. Nice to meet a once upon a time Californian lol. You bring up a lot of great points I haven't considered about Nevada. To be honest, I only think of Las Vegas and Henderson when anyone talks about the state. I'll take a look to the see what the Reno, NV Tahoe area has to offer. Thanks for the recommendation.

Hello Shalini, I'm glad to hear that you are considering investing in Ohio for the first time. Starting in the Midwest is really great a choice because the entry point is much lower and cash flows the best. In addition to Toledo, have you thought about Columbus and Cleveland? Columbus has experienced significant growth in terms of job opportunities and population. Let me know how I can help you.

Hi Min. So nice to meet you. Glad to hear I'm on the right track lol. I haven't though about Columbus and Cleveland. Thanks so much for the recommendations. I'll be sure to add both cities to my market research homework.

Hey BP,

I finally transitioned from the podcasts to a Pro membership lol. Currently getting my financial affairs in order to purchase my first rental. I'm located in So Cal and decided out of state investing would be the best strategy for me to start with. Looking forward to all the wonderful connections and resources BP has to offer.
