Today was a great day for my real estate investing career! I met with a realtor who is not only investor-friendly but also agreed to mentor me and work with me to get started.  She’s s been in the industry for over a decade. She is knowledgeable, experienced, and willing to share her expertise with me.

During our meeting, we discussed our shared passion for real estate investing and how she can help me grow my investment portfolio. She offered to mentor me and work with me to find the best investment opportunities in the area. We also talked about attending networking events together every last Wednesday of the month to build connections and expand my network.

I am excited to have her as my mentor, and I know that with her guidance, I will learn a lot about the real estate industry and investing. We set a goal to work together for six months from today, and at that point, we will revisit the conversation about me becoming a licensed realtor.

Having a mentor in the real estate industry is crucial for anyone starting out, and I feel incredibly fortunate to have her guidance. Her experience and knowledge will help me make informed decisions and avoid costly mistakes.

Best of luck! Buying a 2-4 unit house hack is a great way to get started with only putting 3-5% down. Ask your lender about the HomePossible 5% down 2-4 unit loan program, FHA 3.5% down loan program, and call around until you find a bank who can do a 2-4 unit portfolio loan for 3-5% down with no PMI (some of these portfolio loans require you to be a first time home buyer).

Thank you so much for your support. The millionaire next door was really good book. My business plan really help me stay on track with everything. Plus when I read it everyday it gives me more motivation to envision myself accomplishing my goals.

I'm sorry to break it to you but if you've been studying since Feb 2022 and you still have not taken action, you are officially stuck in what's known as "analysis paralysis"

It's very important to start with getting educated through books, podcasts, forums, networking. But eventually you need to rip off the bandaid and do your first deal.

Now full disclosure - This exact moment in time happens to be a bit of a sketchy time to get into real estate. But there are motivated sellers out there and there are definitely deals to be had.

I recommend you revise your business plan to this: Stop reading, stop researching, and buy a property by XX/XX/2023.

Tell your agent what you're looking for. Start touring properties. Start underwriting deals. And start making offers. If you have ANY questions along the way, you can bring them here to the forum and we'll help you out.

I will agree I was stuck and scared of failure. I am meeting up with an agent tomorrow to discuss goals. During my time studying in 2022 I joined a paid mentorship. Even though I didn’t complete a deal on my own, however I did observe many. I’ve been on different softwares to generate leads and things are going well.
