I appreciate your honesty and for taking the time to warn me. If I had to get into the construction side of things I would definitely do my due diligence. It will be months before I do my first deal as I am taking this time to learn as much as possible. I plan to be very conservative and to tread carefully. That is unfortunate to hear how badly the deal went- hopefully a lot of lessons were learned. The business as a whole can be scary and intimidating but I just refuse to allow that to stop me from never getting started. I have a long journey ahead of me but responses like yours will definitely help me find my way. Thank you again for your help.

Xinlin Morrow Thanks Xinlin! I'll look into those areas as well. I use to live in Inglewood as a renter obviously and they most definitely don't have rent control. But like you said- prices are going up due to the football team. I'll continue to look and see what I can find....

Manolo D. Thanks for that- I guess. I'm not ashamed to say I'm not ready- yet. That's what this is all about. I'm in the process of getting my license and have finished all 3 classes. Taking the big test next month. I have a lot to learn but that's what these forums are about. I don't recommend telling someone they're not ready as that's a discouraging statement. But hey that's just my opinion, thank you for your help thus far.

David Faulkner Manolo D. Thank you both for giving me so much to think about. David you are right, those areas are very close to me. I've been looking in Long Beach but it's way too hot. What do you guys think about homes for auction? Or should I wait until they become REO? I'm ok with getting my sleeves dirty, just hoping I can roll the repair costs up into a 301k with an FHA loan.

@Manolo D. Thanks Manolo. For my house hack, I'm not so much concerned about cash flow but more so replacing my rent or at least most of it. Then after a year move out since I plan on using an FHA and rent out that room if I can find another good house hack deal. House hacking will be one of the ways increase my savings for investing in actual cash flowing properties which will most likely be out of state. Probably Georgia or Washington where I have family and friends.
