Quite a few people in the past week told me that I should go work for an investor here in vegas. My problem is, I can't find an investor. I looked for some REI groups but they were all 3 year old on their websites. If any of you know anyone, after watching several videos, it seems I'd be prepared to do office work as well as construction, which is fine since I did small building construction in high school. We built a house from basement to roof.

Take what I say with a grain of salt.

From what I have gathered thus far, the concensus [Al Gore] seems to be that: "You should have a list of 100 potential buyers. Depending on what you find, you'll always have a core of 10 that you can call right away and they'll go over the details with you, right on the phone. You'll have another 20-50 that you'll figure out when not to call them. The rest will have bought 1 house from you at one point and you just keep on the list, just in case you come across that house shaped like a cowboy boot again"

The bad news is, you cannot prejudge which buyers are going to be the "core". You could end up with a plumber that you call and 50% of the time he somehow buys the house. The guy on the hills, amazingly does not. Those are extreme examples, just to make sure you don't prejudge.

But, what Uryss said is always true. Try to prequalify your list. But, once you have exhausted your core, that's when you start calling the other 20 - 50 and then the outside chance buyers. In the end, everyone I've listened to, said the magic number is 100. Since 2008, that's probably 150 now.

Wow! You would not believe how many negative people, family included, are out there. I have vowed to stop telling my plans and dreams to people because all i ever get is "you can't do that". I know I can do it, because people do it all day long, every day.

I know in my heart of hearts, there's guys doing deals will less than what I have right now, but the difference is they have the knowledge.

Where is that knowledge? Well, I seem to read thousands of pages in books that talk AROUND the knowledge, but it seems either the authors don't know the answer; are just out to make a quick buck selling half lies; or are waiting to get the real big deal from a publisher before releasing the nitty gritty.

I keep reading books and going to seminars that talk in generalities.

I shall peruse this site till my eyes bleed, reading whatever I can here.

In the mean time, thank you all for a fantastic welcome. Made me feel good.

Hello,

I am Kevin Cardinale. I have two opposing mentors for real estate investing. One is an accountant and one is an actual investor,... or so she claims. I live in Las Vegas Nevada. However, my business, web designer and online "D list" personality, dried up with the crash of '08. Noone could / can afford my services and I have been scrounging ever since.

I am currently renting, but according to my female mentor, I am crazy and can do everything she is doing if I "just do it."

Hence me coming to here, to perhaps get a second / third / fourth opinion. I am not one to "just do it". This is after she told me she lost $100k from an entire years' worth of mortgage / rental payments.
