Post: credit report from TransUnion SmartMove

Hello,

I'm in the process of screening tenants using TransUnion SmartMove, and am having trouble downloading the credit report to share back with the renter.

Anyone know how to download the report? When I right click and select "save as" it saves as a HTML, which causes all of the formatting to be lost.

Thanks,

Shailee Shah

Thank you all for your feedback. The property in scope is triplex that’s listed for $500K. With a conventional loan I’d be required to put down ~20-25% down, which of course is a large sum of money especially with the addition of closing costs. Hence the “I’d burn through all my cash.” But I definitely agree that going the conventional route is the best way to finance this deal.

My follow up question is, how in the future would I be able to finance other deals if I’m using all my liquid cash on this deal?

Is it better as a first time investor to flip and sell a couple times prior to buying a turnkey rental property to “stay in the game”?

I'm interested in making an offer for a triplex however, am trying to figure out whats the best way to finance this deal is. Does it ever make sense to purchase a turnkey buy & hold property using hard money? If yes, how would I eventually get the hard money lender paid back if I'm renting out the property and not flipping and selling?

I could go the conventional loan route however, I don't want to burn all my money on a single investment and have nothing left for future investments.

Appreciate any feedback, thanks!

Thanks @Darren Sager and @Natalie Schanne. What strategy would you recommend for landing my first deal, direct mailers or MLS?

Hello BP members! I've been looking to purchase either a short sale or ROE single family property in central NJ. However, with the property value and taxes being so high in this part of the state particularly Edison, Iselin, and South Plainfield (cities of interest) it's seemingly becoming very difficult to find a profitable deal.

As a first time investor I'd like to stick to a town I'm familiar with, hence the target cities. That being said, has anyone invested in this market? If yes, what has your experience been like?

Thanks for taking the time to provide your feedback!
