Hi, check out Ohio's real estate market and if you have any questions please feel free to reach out. Best of luck!

Been looking into Ohio but the property taxes for rentals are through the roof.

Ohio is one of the higher property tax states (the main reason I'm staying away from this state in general). It may just seem like a small amount because the properties there are pretty cheap, but if you back-calculate the property tax rate, it's relatively high (not Texas high, though). As your property appreciates in value, expect your tax bill to be higher as well. Plenty of people are making it work in these high property tax states--if a deal pencils, it pencils.

Exactly, you really have to find a good deal to get cash flow after your expenses. Lots of people are having a great success in flipping over there. Unfortunately for me I don’t live there.

If taxes are eating into your cash flow.. you could be looking in the wrong areas (Properties cashflow the best in C locations) or possibly you're just looking at deals on-market that are overpriced.

Cleveland is another market you could look into as well where the cashflow is a lot higher. You might take a hit on appreciation, though.

What do you mean by “hit on appreciation”?
sorry, I’m new and trying to learn the ropes.
thanks

You can get $1800 in rent, so it will cash flow with 25% down, it's brand new and will have no cap ex for many years. This is in a growing market, so it will appreciate too.

Rent seems low for the price in my opinion
thanks

Looking fo my first rental property in Mobile, Al, Columbus Ohio but the property taxes is eating into my cash flow. What gives?

That’s every where, when it is so high it means there is something wrong with the system.

Property taxes help pay for essential public services. Depending on the area, they can fund things like schools and roads.

We need to participate in local elections and vote for policies and officials that will create change for us!

Ohio senate has been trying to fix the system for a while but can’t seem to do it. 2500 tax on a 192k sfh is absurd to say the least.

Hi Josh,

How much rent can you get on a $300k sfh? Is there a room for cash flow?

Check out Phoenix and the surrounding area, our prices start around $300k for a single family house and taxes are usually between 0.3 - 0.5%, I just bought a house for $620k and the property taxes are under $2k per year. New builds that sell for $300k have property taxes of around $1500, but the insurance is usually less than $500 per year.
