@Robert Hainsworth I would contact landlords and build a relationship with them to start of with your plan. They would be willing to do owner financing once they get to know you.

With regards to finding a partner, with the declining property prices in Edmonton, I would try to look for deals on new construction as most smaller builders use short term money.

I saw that properties in Edmonton have had drastic discounts; looks at Edmonton real estate stats to see the discounts. Once you can pull a good deal money would follow. For example I saw listings sell for 50% below cost. Also visit new construction sites you will see builders leins on some properties, that’s where you can find willing sellers.

Is there any cost estimator for new builds like the rehab estimator that’s on BP. Also any areas to find a good SOW and payment plan for new construction.

I would like some resources that I can read to read. I am getting J Scott’s new book soon.

Thank you very much for your input. As I read books on real estate investing such as the Millionaire Real Estate Investor I see that going with Property Guys will be a start of going out and taking action. Plus all the skills learnt will be transferable to becoming a real estate agent if I decide to take that route as well. I really like the mentor part and I will be going out and doing exactly what I will be required to do as a real estate investor. Talking to people, networking, and getting leads. Plus being able to talk to home owners and helping them will be a great benefit to me accomplishing my goals of investing in real estate.

Hello everyone, I was just looking for advise about taking the next step in the real estate investor process. I'm looking to learn more about real estate and I'm at a cross roads now. I contacted a company called property guys and they will provide training to help to get into real estate. Their program literally gets you into houses that people want to sell FSBO so you sell them a package to list their property. The benefits I see is that I get to meet seller, look at properties, knock on doors, plus make commissions. Plus you also get a mentor/coach to shadow in the process. I contemplating doing this for $500 and the course can be completed as soon as 2 weeks. The other way I can go is perusing my real estate license I have set up a meeting with a brokerage to learn more. This will happen at the end of the month.

You can also look for owner financed deals. Just keep looking at properties. Talking to your neighbors, other land lords and everyone you know in your area. If you make it a habit you will start finding potential deals and even owner financed deals. Also don't be afraid to ask if property owners and small property managers if the owner will consider owner financing. It never hurts to ask and if hey can do owner financing you will be able to acquire more properties without the bank.

Hi Matt just looking at some stats in the Ereb site you can see that there was some gains to real estate in the last 5 years. Single family houses showing around a 6% increase based on selling prices over the 5 year period. I am not a professional but you can check out the ereb site yourself and look at the numbers. With the rental numbers stated by the investor. I would do my research with rent as it is a renters market now in Edmonton and there are lots of vacancy. Check out the CMHC website to get an overview for current vacancy stats plus do some Kijiji searches to see how much rent goes for in the area and the quality of the rental properties for the prices.
