Looking for a handyman with electrical knowledge to take a look at a property in Aurora.

Why are you looking at the 15 year?

Have 3 props on 7/1s due for adjustment next year.  Would like a fixed rate and retire the debt on a 10 or 15 year amortization.    

Anyone know of any lenders/banks in the Denver metro area that will do 15 year fixed loans on SFR investment properties other than 1stBank?

Have a situation where a husband and wife owned a house via tenants in common.  Wife passed without a will (no probate was opened) and husband passed several years later (went through probate).  The personal rep (husband & wife's son) filed the Probate Letter and Personal Representative's Deed of Distribution removing the husband from title and adding both he and his bother.  Title is currently in the name of the deceased wife and the 2 brothers.  The brothers now want to sell the property.  Question:  Is there a way to get the deceased wife's name off title without having to open and go through probate?  For example, providing the clerk and recorder's office a certified copy of the deceased birth certificate?  Thanks in advance for your comments!

We have a tenant that is complaining that we didn't give them proper notice per the lease agreement to enter the premises when all we had was our contractors go in their back yard to remove a couple of window screens.  Is the verbiage 'entering the premises' generally understood as the interior of the property or is entering the backyard generally considered entering the premises?  It's no big deal but the tenant is throwing around that we breached the leasing agreement and if it happens again they will escalate it to the proper channels - whatever that means.
