Wow...that was really long. Awesome idea Nick and I love how you have 5 BP members involved in this deal. You (well Josh and BP) got my vote!

Hey Josh, thanks for the candor. The educational series should definitely continue! My suggestion is a more flexible format (i.e. listening/watching from a laptop) and I personally see nothing wrong with more marketing of these events as BP is providing a tremendous value doing pure content education. Keep the faith and we'll look forward to round 2!

Hi Stephane,

I'd love for you to take a look at some of the posts I've done very specifically targeting new real estate investors. You'll see them by going to this link:

http://www.biggerpockets.com/renewsblog/author/shaebynes/

I think your buy & hold strategy is a good one, but from experience I feel a responsibility to tell you that it absolutely critical to have reserves..a good 3 months or so of cash to deal with vacancies and other things that WILL come up.

Have you networked with other investors in your area? You can do that right here on BiggerPockets and also via your local REIA meetings.

I found that there were investors who were very willing to share their experiences and give tips on which things to avoid, which title companies were the best for wholesalers, things like that. You definitely want to start talking to people.

I wish you the best and please do check out a couple of those articles I wrote because I think they may help to address fear and getting started.

Wish you the best!

Hi Ray, thanks for your response. So you're looking for specific nuts and bolts for every step of the wholesaling process. You can learn a lot about this by searching the forums on this site.

Hi everyone! My name is Shae Bynes and I'm honored to be the newest member of the Bigger Pockets blogger team! Next week Thursday I'll begin my blog posts, but I've been thinking a lot about what I want to cover, and I'd like to start off by helping newbies get off the fence (and stay off!) and take massive action for real estate investing. I have a handful of topics in mind, but would love to be responsive to your specific feedback. With that said, I'd love to get your input on the following:

1) What fears, concerns, issues are top of mind for you as a new investor?

2) What burning questions are you seeking answers to regarding real estate investing (ones that are holding you back from getting started)?

3) (For those already off the fence) What are some of the challenges you're facing early on as a new investor?

FYI - I started a blog on BiggerPockets recently so feel free to take a look at some of the articles posted there -- I hope you find them useful!

Take care,
Shae :D
