If you're interested we're doing hundreds of rehabs in Michigan. We have been doing this for 35 years so what we're doing something a little bit unique selling the property fully rehabbed with new mechanicals, fully upgraded kitchen w/ granite tops and fully upgraded bathrooms w/ ceramic tiles and putting a quality tenant and the selling the house as an investment we manage the property for three years and we warranty the house for a year houses and guarantee 8% minimum for 3 yrs for around 95k u getting 1k in rent and taxes and insurance around $2500 so around 10% per year. And the way we remodel houses there won't be much of any maintenance cost for 5 to 10 years. Where one of the top companies in Michigan our tenants typically stick with us on average from 2 to 5 years.

We got burned by this in Chicago please pay very close attention to the security deposit laws the tenant can come back and sue you for 2 to 3 times the security deposit if you don't pay the interest properly and correctly and keep receipts

Too big of a risk if you could find something else or buy it at a lower price go for it but If you're interested we're doing hundreds of rehabs in Michigan. Contracts are good but recommendations and referrals to me are 100% better than any contract
We own over 50 properties in downtown Chicago the rate of return at this point is not the best Hoa fees are very high and keep increasing taxes are getting higher we're doing a lot of work in Michigan and my returns are much better and we have turnkey properties with renter is already in these properties and the properties are top notch contact us if you're interested you can contact Us

Tub a lot of my tenants have families with little kids and with a tub you can attract a wider base audience

I would recommend a professional letter stating who you are and your objectives and see how that works if you meet with them you're going to hear a sob story and they're going to try to get personal with you and it becomes difficult we have done over 1000 Forclosures and this seems to work OK. It takes a little bit more time but people in this tough situation usually work better with you when they see that you're compassionate and trying to help them
