What are the tax advantages if you buy a property with cash ? The house I live in is paid for . But at tax time , I have nothing to write off .

Jon , you hit the nail right on the head . I have always spent less than I make . From the first dollar I made and to this very day . It wasn't taught to me at school . My parents definitely didn't teach me . I guess I was born with what I call " The Cheapskate gene " .

I want to buy in Vegas because I can afford to buy something there . It's a little to pricey here in California and positive cash flow is almost impossible . I'm not sure when I'm going to buy . With this economy , it might not be until late 2009 . Maybe later . Who Knows ?

I just read a story online that states Las Vegas has the highest vacacy rate in the country. When I do buy, my first investment property will probably be in the Vegas area. Is anyone noticing a decrease in vacancy there ? How will this impact the coming months ?

Many people here at the BP forums say that having a bulletproof lease is essential. One of my RE books states that these lengthy leases intimidates tenants and tears down trust and cooperative spirit with all that legal jargon. My question is , do you think this could scare away prospective tenants ?
