Without knowing your income it’s tough to say what you should do. Easiest answer would be to live off peanut butter and jelly sandwiches and save more. If working part time get another side hustle and make some more money to put toward that duplex or multi family.

Came across this today: http://city.milwaukee.gov/CityHouses#.WlkyrJM-dMB. Some homes as low at $3300. Not in the best neighborhoods, but each buyer looks at different neighborhoods differently.

Mike,

Congrats on the house and no debt other than the mortgage. You are winning in today's climate. Many here love to leverage debt to bring in income and have their renters make their mortgage payment for them. Personally, I agree with doing that, but only if you have your 1st house in order. By "in order", have 3-6 months of savings should the unexpected happen. Next figure out how much you feel comfortable spending on an investment property. Have at least 20% to put down and look for something that you and your girlfriend can paint, fix up and tidy (sweat equity) before renting. The 1st is investment property is sometimes the hardest as you learn what your doing, but will prepare you for your next. 4-5 paid for houses can make you a millionaire if you save wisely with your regular job income. Anyone have any onsite on how a new tax bill out of Washington DC will impact investment property. I think it will help those with property in an LLC or S-Corp, but will this event start to lower housing demand?

Be careful with Nashua as many homes site on leased land. Manchester has deals, but make sure you like the neighborhood. Meth area dot Manchester in some areas, but taxes are lower than Concord and other 93 areas.

I wasn’t selling bonds filled with junk in them and neither were most flippers.

Inspections are key to older homes including and especially on foundations/basements. Nothing beat old hardwood pine construction.

I agree with Rachel. New pictures needed. Maybe a couple pieces of staging (table chairs, bed...). It’s a rental with no fridge. Never heard of a rental that you bring your own. Front of the house could use some drought resistant plants. Just my 2 cents.

Thanks. Apparently USAA lists homes on Zillow as For Sale By Owner. When you send your name, phone, email address to the "owner", the next day you get a call or in my case 5 calls from USAA Realty. They then try to put you in contact with their realtor network. So USAA is the middle man, but if you use them you can get a credit on your purchase. I asked them to take me off their list as I have a realtor, but really wanted to try and buy directly through the owner. Not sure why USAA and Zillow do and allow this kind of bait and switch.
