Hi,

Has anyone worked with a great builder that they can get me in touch with to build a single family home rental unit on a lot i own in Denison, TX. Would love it if you have used this builder in the past and is an established builder, licensed, insured, etc....

This will be a rental unit so not looking for anything high-end. Single story 1800-2000 sqft 3Bed/2bath and attached garage.

Hi Summer, i am really sorry this happened to you. I will be honest, i have bought properties without inspection and understood what that meant, which was i could potentially have to redo everything or almost everything.

I dont think any one of us can tell you what exactly to do here since it depends on many factors such as :
1. Your financial ability to fund this and recoup
2. Would the deal make sense if you funded it and got rented it out?
3. Do you have time to do all the remaining work? or are you burnt out?

Personally, at this point if we are only talking $30K, I would finish it and rent it out with slightly above market rent since it will have newer finishes.

Plus also not sure who sent you the violation letter? the city? You can also try to work with them.

@Bruce. Land is cheap in Denison right now compared to other surrounding markets, hence the investment now. Taxes are low as well so if i hold for a year and build on it to rent out later is the plan. I am looking more to invest in a market where there will be growth. I know Sherman is growing and is getting expensive compared to where it was so may be down the line Denison? 

I wanted to get some input on how the Denison Real Estate market in the long term. I am thinking about acquiring land to build on later for investment purposes. Do you think this will be a good market to invest in? Any thoughts.

Hi All - I bought a property in North Richland Hills at the border of Haltom City. I didnt intend to flip it and wanted to hold it and rent it out. I wanted to get some expert advice from realtors in that zip code who are familiar with that area to see if that is a sound investment as a rental or not a good rental market. Welcome advice from someone who has rentals in that area. Appreciate any feedback. 3/2 Bath - 2200sqft, large backyard.

Friends, i just bought my first rental and wanted to see if you guys could kindly share some tips on who to use for the following areas of rehab:

1. Drywall & Texture - Minor framing repair

2. Windows replacement ( where to buy and who to install)

3. Cabinets

4. Flooring - Laminate (where to buy and who to install)

5. Exterior brick repair (cracks from foundation)
