I am wondering if there is any law firms that are willing to take equity in deals. Im thinking that if I find a rehab a property that will have a net profit of $2,000,000, I can give the person that does all the legal work 5% of the deal they could make $100,000 on the back end instead of me coming up with $40,000 on the front end. I know that this would be off-putting for many lawyers but has anyone done this? If the deal doesn't work out, they worked for nothing but if it does, they get a nicer payday down the road.

Try using prosper or lending club. Its a website that facilitates peer to peer lending
