@Jake Van Vorhis Are there any real estate lawyers you would highly recommend that I could have as backup? 

Also isn't it in the best interest of SF real estate sellers to give back escrow and just move on so they can sell their property instead of getting stuck in escrow over a much much smaller amount of money?

Hi @Jake Van Vorhis thanks for the answer. What if the underwriting of the loan doesn't clear till the loan contingency date. Would a buyer then be legally able to claim that the loan has not been approved - because well it clearly hasn't?

Hi,

Lets say I have a loan contingency for a house on contract, do I need to give a justification to back out of the contract based on it? I.e. I get a loan but some terms are not to my liking, can I back out without losing my deposit?

Essentially, do I have to justify the reason why I would like to back out to get my 3% good faith money back? Or can I just say that I haven't gotten a loan to my liking?
