I'm sickand tired. I need a partner. 

I have been in the real estate investment biz for almost 4 years now, I'm a bit and hold commercial building kind of guy.

I want to get moving in other directions,and I have spent 1000s of hours with webinars,bought a ridiculous amount of courses now after 3 years I'm tired of spending money and time trying to diversify. 

I have a partner from NYC and we are pretty knowledgeable but something always goes wrong, the realtor is napping if interested at all, we put in bids 5 mins too late, fusing is set till we pull the trigger. I'm really tired of all of my time and money going nowhere.

I honestly have the what, where down to a science. I'm looking for who and when.

I have spent money on going to reias but that's an upsell too.

Help!

@Larry Letizia I am attaching a link to a non biased appraisal of the company. It's a little dates but the information is the same. 

I do not personally do business with NRIA because I do not fit their very small window of entrance. I do not have $300k in my pocket at any given time.

You can read this in 15 mins and have a good idea of what's going on with them. I hope it helps. I'm in Philly and if you have questions about this after being informed get back to me.

I want to thank everyone for the responses.

I finance deals with HM if I have to,  PM as a preference. I also use transactional funds if I feel I can get a quick Flip.

My partner and I have a low six figure budget to work with so some (very few) we can do on our own.

As I said I have essentially fired everyone. Because I'm tired of using different people every time. As I said Realtor, title, legal, funding, inspectors, tradesmen. I want to get a rapport with people where I can just make a call and say "Joe I need xxx Main street inspected, can you get back to me with the report?"

I have a full time job I don't need another one. I can get you guys my email if you need it and we can hammer some things out.

Im looking at everything, but in the event I find a HUD deal I don't want to scramble for a HUD approved realtor.

I've been around BP for a while now and I have gained some real good insights. Now I need help. I am looking for the entire litany of R. E. Pros. I have been using this one for this that one for that, no rapport has been established. I even had to beg the last agent to put in a bid for me because he didn't like my low ball offer.

I am in search of a real investment savey agent who also can do HUD deals, that is paramount right now. I also need investor friendly title company, accountant, attorney and GC.

I have used all of the above but none of the people I have used got it. They are so wrapped up in conventional deals whenever I mentioned anything outside of their comfort zone it was difficult to handle them.

I am in this for the same reasons as you guys are, but I want to have fun and enjoy this. When you have to work harder than the people you hire to work for you it's exhausting. I don't want to do this anymore it feels like I'm doing everything and paying people to do what I tell them to do. I want them to understand my interests in this and do their job.

I live in Delaware County but my focus is in Philadelphia, specifically N.E. Philly.

Anyone who can recommend any of the above I will be grateful.
