Post: Holiday season tipping

I recently bough bought my first property in NH and have it managed by a property manager. Does anyone tip their PM during the holiday season? I’m thinking a nice bottle or couple bottles of wine wouldn’t hurt? Furthermore all my tenants pay on time as well and have given us no problem? Would doing something similar for them be abnormal? Thoughts?

I have $100k to invest in some rental property and wanted some opinions. I can buy a house free and clear in a c class neighborhood where I would need a property manager. Or Get a 180k loan and invest in a b class duplex and not pay a manager? Obviously a lot more comes into play. Thoughts?

I'm currently in talks to close on my first duplex rental property and will be managing the property myself. What do people generally go by when its comes to Hours on call, how long before it need to fix an issue, weekend service, etc...

I'm currently looking to put in an offer on my first Multifamily investment property. The property currently cashflows at 10+% and looks immaculate. The one weird thing is that it has been for sale and sole 2 times in the last 2 years, the third being my pending offer acceptance. The current land lord has owned it for 7 months and is selling because of "Family issues". Should I be concerned about the turnover 3 times in 3 years. Is there something that they're not disclosing that will hurt me in the future. I figure there is no issue you can't fix.
