Hi All!  

I am a SFR fix & flip investor and this will be my first look at a commercial deal so I wanted to hear your thoughts.

This is a ugly office building in the downtown area of my small town.  It was 2 houses, combined, then renovated into a office building.  It has 9 small offices, 2 half baths, 2 kitchenettes, parking, storage, etc. plus several entrances.  

I think best use would be to do a light reno ($15-20k), furnish the offices including some equipment, and rent as individual offices.  

Quick Numbers:

Purchase Price  $110,000

Rehab $20,000

Furnishings/Equipment $16,000

TOTAL COST  $146,000

Gross Monthly Rent $3,600

I think using the 50% rule would be quite accurate here, giving me an annual NOI $21,600 CAP 15% ...I would think the resale on this would be $250,000 ..

Now I just need some private money to fund it :)

@Rick Baggenstoss $210k is for a new construction build.  Not sure I understand your first statement on that?

Thank you for your suggestions on the return.  Yes, 10% on borrowed money but each situation would be review on an individual basis..  Of course we would come to a clear agreement prior to any money exchanging hands.

Hi Fellow Investors, 

I have a property in East Atlanta that is ready to be built on! The old structure has been torn down, plans have been drawn, and we are awaiting the permit! I am looking to raise some funds for additional rehab costs or JV with another investor/builder to get this gem moving. Let me know your thoughts.

Quick Numbers..

Currently Invested:  $270,000

Rehab: $210,000

ARV: $580,000

We are offering 10% cash on cash return to any money invested.  Other opportunities will need to be looked at on an individual basis.

I agree with Roy - depends on property and the market. 

Is this the only bathroom?  If so, will someone have issue not having a tub in the residence - that would be my only concern.  Plus, a tub doesn't have to be crazy expensive and you don't have as much tile!  I would look into the marketability first as I don't think the costs will vary significantly.   But DO NOT get rid of the tub.. sell it or refinish it and use it else where - if not at this property.
