Thanks @Aaron K. , But I already have my own direct mail campaign.  I just feel like there is way too much daisy chaining going on for sure.

Hello BP community,

   I usually don't turn to Bigger Pockets to find deals, but I have hit a few slow months in my RE career. I want to reach out to everyone and find out the best way to source properties from wholesalers. I have successfully closed over 24 deals, but I am now having trouble connecting with people who actually have their deal under contract. I run into a bunch of individuals who say they have deals, but it never seems to work out. They either don't have the deal or their "partner" is the one who has it. Am I the only one who has this problem, if not how do I fix it?

Anyone still active in the IE??

I agree with @Rafael Larios. I personally would not purchase more than an hour drive from me unless its a stellar deal. That being said, from what I have seen, the high desert is a great place to invest with little money. The market out there is an up and coming one for sure, but there are a few pockets you would probably want to stay away from

Definitely Riverside county and San Bernardino County!  I had 9 in the past 2 months, and one right now in Lake Arrowhead for 98k!

@Mindy Jensen

When I search up specific areas, For example if I type "Riverside" in my search bar there is 12 forums, but just a week or two ago there would be 100 or more.  Not that it matters all that much, they were old threads, I was just curious.

Does anyone know where all the old forums went? I feel like a lot are gone
