Current tenants haven't paid rent since June. They owe over $4000 in rent. I've offered $1500 cash for keys of they got out in August, but they have "no where to go."  Tenants were given 45 and 30 day notice that the lease would not be renewed. The lease ended Aug 31st, now that the lease is over, is this even classified as an eviction? Is going through an eviction without a lawyer a straight forward process? Ideas on how to proceed?

I have approx $100K that I'm trying to invest into approx 3-5 properties this year but eventually build to 10-15. Getting an 80% LTV mortgage, I can go with a typical investment mortgage (FNMA limits are up to 10 properties) or I can get a commercial mortgage. Do any of you have experience getting a commercial mortgage? Pros / cons? How do you that old over 10 properties finance? Private loans tend to have an interest rate over 8% vs a commercial mortgage from my research. Any thoughts about financing?
