I’m looking for some feedback or insight on how people find their business partners.

I’ve spent the last 8-10 months reading books, information online, listening to the podcasts and audio books. I’ve noticed that most of the things I hear/read simply say to ask friends and relatives but I’m not really surrounded by anyone who’s financially capable.

I'm incredibly interested in the BRRR strategy. I only have about 25-30k that I could invest but I am also a licensed electrician in my state so I think that brings some added value to rehabbing.

So my questions is, where else do people find partners for their first deals since I clearly have no previous real estate credentials?

If I did the leg work and found a good deal, if I made an offer but didn’t have the financing, what happens if I can’t find a partner?
