Hi Rhyna,

I'm new to RE also and I have not posted much on the forums, but I can tell you that your situation is very similar to my aunt and uncle and cousins. They have always been in San Jose so their properties have doubled or more in value over the past 10 to 20 years. They all moved to Arizona in and around the Phoenix area, within the last year or 2, and they've invested in a number of properties there now. They are doing very well. And they say it's very clean and nice where they live at and invest at. Hopefully that helps.

Thank you very much for the reply! I definitely have been thinking about out-of-state, in fact, my aunt and uncle and cousins just moved from San Jose out to Phenoix area and are doing quite well, (of course, they made a killing on their real estate in San Jose to help them).

Hello everyone,

Just a little bit about me: I just turned 39, have a wife and 2 kids, have worked as a Pipefitter/Pipe welder for about 18 years now, and currently work for the water district for the East Bay area in California. I make 6 figures a year here. I live in the Northeastern outskirts of the Bay Area as well. Just finished my major in Business Management and am receiving my Management and Supervision certificate this summer.

I've been studying real estate for a few years now, have watched tons of videos, calculated and ran numbers on numerous properties and listings, and talked with many lenders and real estate agents, but because I don't have anyone in my circle that's well-experienced in REI's I've hesitated to pull the trigger on anything.

I'm looking to fix and flip, BRRR, LTR, MTR, STR, or multi-family. I don't currently own a home yet, so my thoughts were to buy a duplex and live in one side and rent out the other, or stay in my current rental while I set up other investment properties. Either way, I really want a mentor for guidance and advice, and I'm willing to give something in return, whatever that may be.
