@Jay Hinrichs my realtors association just came out with a letter stating that the IRS just came back and said that real estate agents are not brokers and thus qualify for the 20% deduction. Besides the fact that amount of net income does not matter I didnt understand the whole we are brokers but now we aren’t brokers. All I know is we are considered service industry or something like that but I guess the firm is maybe? Why can’t they write these things so us normal people can understand it.

@Josh Dillingham downside is battery life. But then again just need to stay on top of it since we all know tenants will let you know when the red battery light is flashing.
@Dan Handford I’m sure there was a good sound reason besides we have a lot of units in the area. Then again this is the city that that does random road construction lasting years where you don’t see workers for months.
@Dan Handford with multi family I don’t know if I’d look around here either. Way too many being built. I mean it’s bad when Wilmington actually denied building app for a new one.
@Dan Handford I’m outside of Wilmington. And I meant Greenville N.C. last I looked there was one close to ecu. Fayetteville isn’t that bad a market with Bragg there. Still can’t believe it is the 4 or 5 largest city in the state.
@Dan Handford I hope you guys are looking at Greenville, Greensboro, and fayettenam. They have a couple of good complexes listed. Plus close to home.

The thing with crashes is that they have symptoms. For instance we expect what 1/3 of home sales to be foreclosures, REO, short sales, or predoreclosures. We are no where near that. Prices are beginning to level because of the market is beginning to stabilize. Jobs are good. Economy is good. Just don’t see the normal signs and symptoms of a bubble market. This is just how supply and demand works.

My only experience has been as a user. Minus the obviously hotels and such, my college dorm used that back in college

@Mike Curadossi could you use a key card type lock for the common doors and a physical key for unit doors? That way you can easily deactivate the key card preventing “lost” keys from being used.
