Building a team is kind of a fluid process from my experience. Start off by researching who the best investor friendly real estate agents are and reach out to them. Find someone you're compatible with. If you don't plan on going the traditional MLS route, figure out who the best and most active wholesalers in KC are.

 Id echo your advice except one thing.

I always START with the property manager. Especially in a market you are unfamiliar with. It's worth it to find a good property manager and spend the time interviewing several. You want to work with one who you like dealing with and communicating with. Life is hard when you don't have one who you click with.

They are the first people to evaluate my potential purchases, because they are the ones who have boots in the ground in their respective markets, and are ultimately the ones who will be dealing with the prospective properties. A good property manager is worth their weight in gold. For what it's worth, most good property managers are real estate investors themselves, and are also agents/brokers. I only work with people on my team (PM, Insurance, Lenders, Agents) who are real estate investors themselves and own properties.

This is about the only reason I wish i still lived in Lima!  I feel like I know you guys after all the hours listening to the podcasts!  Wish I could be there for the fun.  Ben, you may want to figure out a venue before it HAS to be at your house!  Maybe the Eagles will give you some room. lol.  Or does Kewpee's have a back room?

I've talked with private and portfolio lenders.

Terms are nowhere near as good, hence why I was wondering if there is a possibility to go the conventional route with a partner.

Hey All!

So far with two conventional lenders I haven't gotten any positive responses.

So here is my question. Any advice would he helpful.

I am almost at my 10 conventional mortgage limit, and was wondering if a possible strategy would be to have credit partners to be a partner in the deal (either bringing cash or not bringing any cash, just their credit), and I would be supplying the capital.

The conventional lenders told me that it isn't really possible in a conventional way. I'd have to look to commercial side, which so far, I have found the terms to be much less favorable than what I've been getting on the conventional side.

Any thoughts?

To all interested, I am starting a new monthly gathering called the 

MUSIC & MONEY INVESTORS GROUP

Our first meeting is this next Wednesday, April 8

This is a group for education, networking, and deal flow, specifically for anyone interested in investing in passive income generating assets, and targeted towards my network within the music industry (though there will be some non-music folk coming as well).

Been learning a ton these past few days.

On a real estate investors summit hearing from a couple great, experienced lawyers who deal a lot in real estate and asset protection/estate planning.

its making so much more sense now i think.

I'm going to have a private consult with an attorney tomorrow so i'll post what he says about my personal situation.

In my experience the cost of defense is a much bigger problem than judgments but your mileage may vary."

Great point Brian! The question is definetely evolving in my mind...for me, now I'm thinking about what I might plan to have in place in the unlikely event we get sued with a large defense bill - where I'm at, being pretty new (7 properties totalling 19 units), I definetely would have big issues with a $170k defense bill. I'm thinking maybe having a heloc on my primary residence just left open for this case maybe? Any other strategies for this kind of "self insurance"? 

Also, would this not be covered under an insurance policy? (Cost of defense)
