Hey Bigger Pockets members,

I’m in the process of purchasing a 48 unit self storage facility. The seller is willing to do seller financing with 75 percent loan to value. That being said, I will need 120k for my down payment. Does anybody know of hard money lenders that would fund a down payment for a short period of time (6months)?

Hey Adam. The property is in Moorhead. Right where 10 and 94 meet up. It’s an 18 unit apartment building already performing well. Just looking to do slight value add in half of the units

From what I know of him he has experience in multiple markets and multiple properties!

I am considering investing in a overbuilt market, my theory is there will be more deals and more to choose from. I talked to a local broker and he said apartments with good management are 98 percent occupied or better. Can you think

of any pros or cons I should take into consideration?

I’m looking at multi family in Williston North Dakota. Does any body have any past experience investing there? I know it’s a bit risky with the oil predicament but I feel like there may be good deals at this time.
