@Nathan Gesner Thanks for the very thorough reply. Lots of great info in there. Unfortunately, a search on the www.narpm.org didn't return any associated PMs in the area. I have a few personal recommendations that I'll dig deeper into using your suggestions.

I recently used my BP Pro Perks to get 50% off the monthly pro subscription at Rentometer. Just quickly running a few properties through it has caused me to question how valuable the data is. It drags in a lot of properties that aren't really comparable or they use the room rate in the analysis which grossly underestimates the rent in a 3+ bd unit. The analyses are too broad and shouldn't be taken at face value. You need to roll the results into a spreadsheet and adjust. You'll likely get better estimates just checking sites like craigslist and Zillow like others have suggested. It's a little more work but will get you better results and more accurate rents.

PenFed has worked well for me as far as getting a HELOC. Only issue with the HELOC was needing to get an appraisal on my primary residence which set me back $500. As @David Greene has suggested in his investing long-distance book I did want to give PenFed some additional business by opening some other accounts with significant deposits. This is where I noticed that they really fall short. Their savings and checking accounts are very restrictive and made banking with them really unpleasant. I'm in the process of walking those accounts back. I can recommend getting the HELOC from PenFed but would avoid any of their other products.

Hi @James Wachob. I'm an out-of-state investor looking to learn about some markets in that area. I'll be in town Tuesday March 20th. Hopefully I'll get the opportunity to meetup with everyone, drink some good coffee, and learn a little about the area.

I'm right there with you @Stevon Cook. These would be far and away the best features to have in the app. It's kind of surprising to me that the initial app didn't feature these as mobile deal analysis is so much more valuable to investors than checking the forums or your awards status. I've heard that these were supposed to be dropping very soon but couldn't find anything firm. If anyone has insider info on the date these may be available please let us know.

I'm looking into a foreclosure that is being handled by a 3rd party called Pyramid Platform. Does anyone have any experience dealing with this company? I'm curious what your experience was and how flexible they might be during negotiations.
