@StacyA McBain does indeed offer a great event for investors. I was fortunate enough to attend the one on Wednesday. It was great for me as a new investor. Lots of great people and Title One was kind enough to host. Unfortunately I didn't get to meet all the members there. Perhaps we can connect in the future.

Thanks so much for taking the time to share your experience. That is extremely helpful. The respectful, patient approach resonates with me. It's important as I begin my investment/development journey. Consistency and dedication will win the day. 

That is great advice on the acquisition and zoning fronts as well. I am certainly not afraid to knock on doors and strike up a conversation. I'm also not a fan of direct mailing as it seems too impersonal for the area's culture. From what I have learned, there may even be potential to partner with an owner via TIC. I need to visit with a good title officer or investor with experience here.

Hey BP,

Would love to open up discussion about lot splitting and infill. I am in the Boise, Idaho area and have some experience with general building permits, setbacks, parking requirements, etc. However, administrative approval, and conditional use permits have the potential to draw a project out too long. The human element is unpredictable.

Anyone with success, experience or interest in this area? What are the hurdles and strategies?

What are some of the best ways to approach small houses on big lots?

Can/should I apply for duplex pre-approval along with the lot split application?

Greetings all,

I am excited to be a part of the bigger pockets community. There are a lot of intelligent and interesting people here. Until a few years ago I wasn't fully aware of how to get into REI. Listening to the BP podcasts quickly changed that. Along with my business partner, Amie Jacobsen, we have found the resources and calculators on the website to be really useful (although I still oddly enjoy spreadsheets).

As with many, a few successes in real estate have inspired me to pursue this as a career. Having grown up in the construction world, run-down houses with hidden potential really make me happy. Already a licensed general contractor, my immediate focus here is on a few things.

  1. Sharing helpful information and getting to know some local members.
  2. Continue learning, especially on the subjects of finance and evolving market dynamics.
