My neighbor recently moved into a care facility and I have the opportunity to purchase their home at a discount. The home is smaller than I’d want for my family, plus the condition is so poor, traditional financing would not be an option.

I’d like to burrrr the property, hold & rent out. That would give me options long term. I have a hard money lender, interest only for 1%/mo but I also don’t know what I don’t know, ya know?

Looking for good advice or someone to partner with me locally here in Lake Oswego, Oregon. I am not yet as connected here with contractors/vendors as I’d like to be & it would be in my best interest to move quickly on a rehab.

Reaching out to those that can mentor or partner up on the deal.

thanks for the tip, looking around BP has been really helpful. there's a group of four of us who want to get started on some re investing. we have big goals, but realize we don't always know what we don't know ... ya know? we're professionals who want to follow the "rich dad" in kiyosaki's book and build generational wealth. we're just now trying to build our team and decide what sort of investment best suits us. we've talked to some successful local investors and realize it helps to hit a home run on our first deal. we have a loose game plan of using my growing business and look commercial, but I also managed a small apartment complex and some other housing for 5 years back as a student with my wife. I have family who does interior design & has worked with many different contractors ... I'm rambling a bit now. I am excited for the right deal to make sense. 

 Thanks again for your tip. What kind of R.E. do you do?

  • was able to identify my local REIA meeting & plan on attending. 
  • paperback copy of the flipping book: ordered. 

just finished a podcast on wholesalers, good stuff. Appreciate you pointing a newbie in the right direction. I really feel like my personality matches up well in this field. Looking forward to finding some deals and getting started.

New to Bigger Pockets Forums, but started listening to the Podcasts recently; started with #1 and have just over a dozen under my belt so far. I spend Lots of time on LoopNet and thinking about the Rich Dad Poor Dad philosophy. 

My goal is to create passive income from real estate and the plan is to use my business (dental & braces) as my launch pad. I currently lease, but as I expand I'd like to own the properties. If possible, I'd even like to develop & create spaces for other commercial tenants as part of a small strip. 

My model is finding retail type locations near populated blue collar areas; it has worked with old blockbuster/ hollywood videos. Guess I'm hoping to network with folks that could bring guidance and possible partnerships.
