These market conditions signal an obvious seller's advantage. I began my real estate career in a similar seller's market, in Arlington, VA, where it just didn't make sense to invest. Sellers were regularly selling above their list price, with multiple contracts, within a weekend! It made more sense to change my marketplace altogether.

Are there opportunities for investors in Buncombe county with these current conditions?

@Henry Clark I am intrigued by this business concept! How many of your storage containers are rented in this photo? Do construction companies use them to house their machines and equipment?

Thank you for shedding more light on my original question, Henry. We need to know how much of a return on our investment (COC) to expect, under varying conditions, for this capital intensive business. The huge capital investment (higher risk) and of time necessary to acquire and stabilize a self storage business, may not be worthwhile, for example, to only earn a 10% return.
