If I fly out there for 2-3 days what specifically are the red flags I’m looking for? Yes, scheduling to look at many properties in that short amount of time is something that i’d want to make the most out of the trip. What if I had the agent do a video walkthrough? I was told that I couldn’t have inspection done until after purchase agreement is signed as landlord doesn’t want to disrupt the tenants and I’m uncertain If this is normal. What if they say I can’t view property until purchase agreement is signed?

Vacant properties I would need to ensure that they are rentable as ones already with tenants are is the reason I was thinking of not having to fly out.

Berkshire Hathaway is currently the property management. I have spoke with a realtor who has also invested in the area and has warned me about a different area to stay away from.

I have not flown out to see the properties that are currently rented by tenants although I was going to fly out there for any property that’s vacant. I read that yes actually going to the area is often a must although if it’s already rented out with stable rent history for couple years, and after paying for inspection should I still? Another thing is my Dad has been a general contractor his whole life and will help assist me in some ways when/if needed.

I am very close to signing a purchase agreement for a couple properties that an investor was selling 3 together but is willing to sell just the two. I am about to have the houses inspected after the purchase agreement is signed. I have been reading David Greene’s book on out of state REI and he strongly cautioned against the 2% rentals as being fullerton of headaches and often referred to as “war zones” because of crime. The properties already have tenants and one is already trying to resign lease as the realtor is also part of the property management company has informed me. I looked into crime maps and these areas are good but not very far away has some bad crime areas. Can someone help me determine if it’s ok to go ahead? This will be my first endeavor in real estate investing.
Thanks for your response. I was considering maybe making the earnest money deposit more as long as it’s refundable. If I deposit less than a thousand is it true that it’s not considered a gift?
Hello and happy new year. My question is that since If I’m approved for most of the loan and short only a few thousand can I avoid the 2 month waiting period that is a result of a gift by just stating that I have the cash as my emergency fund?
