Ahem, ok... But now I'm REALLY bothered because I have to fix all this for much more money and time than had you informed me immediately. Thank you very much.

Not.

Tenant told me the something about bathroom vent not working.

This is the "Dwelling Profile" description.
Allstate has determined that the estimated cost to replace your home is: $305,619

The enclosed Policy Declarations shows the limit of liability
applicable to Dwelling Protection.Coverage A of your homeowners insurance policy. The estimated replacement cost of your home is the minimum amount for which we will insure your home.

The decision regarding the limit applicable to your Dwelling ProtectionñCoverage A is your decision to make, as long as, at a minimum, your limit equals the estimated replacement cost as determined by Allstate and does not exceed maximum coverage limitations established by Allstate. It is important to keep in mind that your Coverage A limits reflect a replacement cost that is only an estimate based on data that was available to us when we made this estimate (this data is described further below). The actual amount it will cost to replace your home cannot be known until after a covered total loss has occurred.

I will contact some investors in my area that have multiple properties like mine and seek their advice.

Thanks,

Serg

Thanks for the reply John. The duplex is 1800sf. So each side 900sf, plus half basement is finished.

Thanks,

After reading this forum, I started to wonder if I have a good insurance on my property.

It's a duplex that was built in 1944, 2 bedrooms 1 bath per side. I live on one side and rent out the other side and this is my insurance coverage. Am covered enough? Thanks

Hello BP,

I found out about this site few months ago and decided to join. I live in SE WA and currently own one duplex. I am newbie when it comes to this but been learning a bit from friends who are in the rental investment.

Thanks,

Serjey
