This is all so overwhelming. My mother was told she could still probably clear $50,000 because real estate in the area is increasing- this is with the lien and the work that needs to be done.

@Mike B.- my mom just sent me updated pictures (the ones I posted were from last year). Most of the work has been done. At this point we just need the permits pulled. There's also a lien on the home from PGW. The bill is in my cousin's name from when she lived with there- which from my understanding (the lien) is now null and void due to a recent federal ruling.

Located near the intersection of Parkside and Belmont (see red circle). Most of the property listed nearby are lots. As I previously mentioned , I do have money to invest. I just have absolutely NO contacts in Philadelphia but it's no problem for me to make a trip there to handle business. I just need to find reputable people with good hearts who won't take advantage of an elderly person. This is the LAST thing my mother needs & she's trying to hold on to it because she really wants to rent it for extra income (she's already invested some money into the home). If you guys can refer me to anyone, I would greatly appreciate it.

@Mike B.- thank you!! From my understanding- it needs a new roof & the back wall needs to be stucco'd (sp).  Selling as-is is an option, but I need to make sure that all of her headaches go away & that she's not being taken advantage of. I really have enough funds to help her rehab the home, but I need to figure out a workaround so that she's not stuck with fines, liens, etc... Not sure if she sells the home to me for $1, if that will relieve her of her responsibilities & headaches.

Hello Everyone,

My mother is a senior citizen and she inherited a home in Philly from my grandmother. Little did she know, but the home has multiple issues. There are 2 major code violations- one is an unsafe structure violation and the other is for exterior rear walls. She has been trying to find a contractor to pull the permits, but things are becoming rather expensive. Neither of us are experienced with housing in Philly (she lives in Miami and I live in Cleveland) but my mother is afraid of going to jail. She'll be 80 in a few weeks and I'm thinking of having her transfer the home to me to free her of the burden. There is also an outstanding gas bill. What options- if any, do we have? It's been one year since she received notification from L&I about the code violations and the fines are stacking up. I really want to help her, but I'm not sure that it's financially feasible. It seems like her back is against the wall. Is there any way out? We would love to use this as a rental property, but we can't seem to find a licensed contractor that can pull the permit who isn't trying to charge an arm and a leg to the do work. Any suggestions would be greatly appreciated. My mother is very stressed out over this and I feel completely helpless. Thanks!!
