@Stephanie Betters can your app handle prospects (hundreds of thousands of them) or it is better for lead management (once a prospect "raises their hand" a becomes a lead)? Does it integrate with RingCentral?

Everyone, looking at CRMs to fit our current set of tools, one of which is RingCentral. Any recommendations? Looked at a few and none seem to integrate with RingCentral, they offer built-in phone systems with a preset number of minutes a month or integrate with other systems like CallRail or SmrtPhone.

Indeed @Account Closed, not all projects of this size, let's call it medium, make sense especially as the building/reno cost is not too different in an A+ neighborhood as it is in a less desirable one. This particular building ended up going UAG before we got to see it. Downtown Providence seems mixed and, just like in your case, the acquisition cost was a fraction of the total investment required for a fairly thin return. There was potential value in the extra lot, but we didn't get to the point where we considered that. Thank you for your feedback

Hi, we have not started zoning or historic due diligence yet, we are trying to determine if the 10k-foot numbers make sense. We are going to tour the existing building first, potentially meet with some retail residential agents and determine if the market is there for high end housing in the area.

Hello everyone

I am looking at a 5-story commercial building with a separate (almost) 10k sqft lot in downtown Providence, RI. The building is historic, sits in an opportunity zone and the price per square foot is extremely attractive. The cap rates (actual and pro-forma) are about double what one can get right now in the Greater Boston area where i have my entire portfolio. Despite that, we are looking at a residential play there: turn the existing building into lofts and possibly building on the vacat/parking lot. A few questions:

- any residential agents out there who could offer more advice?

- what is the overall opinion about the area, any micro-neighborhoods to avoid?

- any other commercial or residential investors from RI who would be able to connect and chat on this topic?

Commercial or someone owns over 10% of the association? Zipcode of property?
