I'm considering becoming a new investor in Middletown, NY. What investment strategies have worked for you in this area? Currently, I have limited capital, but I'm saving up. The barrier to entry seems high, and the price-to-rent ratio isn't very favorable. I plan to apply for an FHA loan for my first investment if I were to find a deal, but if I can't something that works for buy and hold. What other strategies could work here?

I'm new on real estate and I've been analyzing deals and since I don't have that much money I'd be putting no more that 3.5% on a loan but I'd be using it to buy two separate properties. Is it possible for me to do that? If so, how do I go about it?
